3.      Abolishing Section 21 ‘no fault’ evictions and deliver a simpler, more secure tenancy structure for tenants.

4.      Reform ground for possession for antisocial behaviour, arrears and sale of property.

5.      Rent increase only allowed once per year, end the use of rent review clauses & improve tenants’ ability to challenge excessive rent increase through the First Tier Tribunal

6.      Tenants will have more power to hold their landlord accountable & introduce a new single Ombudsman that all private landlord must join.

7.      Working with Ministry of Justice and Her Majesty’s Courts and Tribunal Service (HMCTS) to Target the areas where there are long delays in Court proceedings.

8.      New property Portal to ensure tenants, landlords and local council have the information they need.

9.      Strengthen local councils’ enforcement powers to ability to crack down on criminal landlords.

10.  Illegal for landlords or agents to have blanket bans on renting to families with children or those in receipt of benefits.

11.  Tenants right to have pets in their rental property, landlord must consider and cannot unreasonably refuse.

12.  Development of innovative market-led solution to passport deposit/ lifetime deposit
